The apartment itself is fine, and the app-based lock system sounds convenient in theory—but only if it actually works. On the second night, after returning from dinner, the digital lock stopped working entirely. I was standing outside my apartment late in the evening with only 10% battery left on my phone and no physical key. This is where the experience became genuinely worrying. There is no reliable human support when something goes wrong. I called the hotline, but the assistance was completely ineffective. The person on the line did not properly guide me through the recovery process, and the call dropped before the final step. When I tried calling back multiple times, the line was unavailable. Most of the communication consisted of AI-generated messages, not real help. If it hadn’t been for a work colleague staying in the same building, who eventually figured out how to access an emergency key, I would have been locked out for the night with only the clothes I was wearing. No staff member was physically present or reachable on site. I booked this apartment for my family, (4 guests) through Booking.com for Nov 25th-Dec 03. I paid full amount one month before. We arrived to the place at 18:00, opened the apartment by electronic key (sent to me by the hotel management), and found out that our apartment was occupied, there were a lot of another family stuff inside. I contacted the hotel management. They said to us that they were so sorry, that problem of double booking happened. I asked to help me to find an alternative apartment. We found it with the help of Booking.com. I had to pay twice, but Booking.com assured me that my booking with Madflats would be cancelled at no cost for me and I should get my money back within 15 working days. Unfortunately, almost 2 months past, I sent number of requests to return money, but full ignorance. So far I got only 250 euro compensation out of 1020,14 euro I paid. I still hope that huge misunderstanding happens, and someone from the Madflats comes back to me to resolve the issue with returning my money at least!

We were very pleased with the place. The kitchen and bathroom were quite modern and clean. I always have a problem with beds when I am on vacation, but here they were super comfy. We had heating which really helped because at the time of our stay Berlin was quite cold. The location was great for us. We wanted to travel around the city and the transport was perfect for us. There are also really interesting and neat restaurants, there was this really nice pizza place on the other side of the street. Overall, we had an amazing stay. Would come back

I arrived at the property with my family and discovered that the flat was actually being renovated and uninhabitable. There was nobody onsite and the Arbio employees on the phone did not even know the flat was being renovated. They did not offer any alternative. After requesting a cancellation immediately, its been more than 3 weeks and I still have not received any refund. Never book here or at any property managed by Arbio.
