Located at Leopoldstraße 180, 80804 München, Situli Immobilien GmbH operates as an immobilienmakler serving München in Bayern. This page gathers the practical details people usually look for before visiting: where it is, how to reach it, when it opens and how customers rate it. Besides its main category, the business also describes itself as immobilienagentur, immobilienberater, immobilienvermittlung, so it may cover more than the name suggests.

Real estate services in Bayern range from small neighbourhood agencies to national chains and property managers (Hausverwaltungen). For purchases the agent fee is typically split between buyer and seller and comes on top of the land transfer tax and notary costs, so ask for all fees in writing. Apartment buyers should read the recent owners' meeting minutes and check the reserve fund. For industrial and commercial premises, check zoning, utilities and access before signing anything.

The business lists hours on 5 days of the week. Typical hours are 8:30 am–5 pm. It is closed on Saturday, Sunday. As with most places, expect changes around public holidays; the phone number below is the fastest way to confirm. The listed phone number is 089 20042429. Calling ahead is the norm in Germany for reservations and for confirming that a small business is open that day; e-mail or WhatsApp is the common alternative if you would rather write than speak. Its website is situli-immobilien.de, where you may find menus, price lists or booking options.

On Google it holds a rating of 4.9 out of 5 from 32 reviews, which is a strong result for an immobilienmakler in München and suggests consistent service.

München is in Bayern, in the south, the country's industrial powerhouse around Munich and Stuttgart with the Alps and the Black Forest on the doorstep; winters bring snow and the occasional warm Föhn wind, summers are the warmest in Germany, and living costs are the highest. For directions in München, Google Maps and the DB Navigator app cover public transport times and walking routes, and most towns have well-marked cycle lanes. Local transport tickets must be bought or validated before boarding, and parking near busy streets is limited and metered.

We used Situli recently to sell our house in Munich. They got it listed on the market on the 5th December and we had an offer of the asking price on the 19th December. Fabian And Alena were both fantastic throughout the entire process, very professional on every level. The pics and listing went up quickly and were great, almost good enough for us to want to buy it back from ourselves :) They were always on hand to answer all our questions quickly and thoroughly and it was extremely helpful for us to be able to communicate in English with them throughout the entire process. They setup a private WhatApp group which made communication a breeze and we sorted everything with them remotely from the U.K. using this (and an occasional email) until the actual signing of contracts in person with the Notary in MUC. If you need a property selling in the Munich area, you'd be silly not to consider giving these guys a chance. I would happily recommend Situli to anyone and would 100% use them again in a flash. Thanks very much Fabian & Alena, you have another very happy customer :)
