Property decisions carry more risk than most purchases, so read the contract carefully; for a purchase the notary (Notar) certifies it. German rental listings quote Kaltmiete (rent without utilities) and Warmmiete (rent plus Nebenkosten such as heating and water); the deposit (Kaution) is capped at three months' cold rent, and for rentals the landlord pays the agent under the Bestellerprinzip. Visit at different times of day to judge noise and light, and register your new address at the Bürgeramt (Anmeldung) after moving in.

Opening hours are published for 2 days a week. Typical hours are 09:00–20:00. Hours in Germany do change around public holidays, and many businesses close for a day or two over Christmas and Easter, so a quick call before a special trip is sensible. The listed phone number is 089 131320. Calling ahead is the norm in Germany for reservations and for confirming that a small business is open that day; e-mail or WhatsApp is the common alternative if you would rather write than speak. Its website is fischer-immobilien-muenchen.de, where you may find menus, price lists or booking options.

Customers rate it 4.7 out of 5 on Google across 69 reviews, placing it among the better-regarded immobilienmakler & hausverwaltungen in München.

München is in Bayern, in the south, the country's industrial powerhouse around Munich and Stuttgart with the Alps and the Black Forest on the doorstep; winters bring snow and the occasional warm Föhn wind, summers are the warmest in Germany, and living costs are the highest. For directions in München, Google Maps and the DB Navigator app cover public transport times and walking routes, and most towns have well-marked cycle lanes. Local transport tickets must be bought or validated before boarding, and parking near busy streets is limited and metered.

Trusted! - Efficient! - Professional! Selling our Munich property from abroad - fully remotely -, was never going to be the most straight forward task. But thanks to Rainer Fischer Immobilien - who kept us informed every step of the process, were always contactable and provided an all-around and utmost professional service - our sale was a great success. Thank you!

Highly recommended. Rainer is fantastic for new owners in Germany like me who dont speak the language very well - he was so helpful even though he was appointed by the seller. Within a short time, I was able to trust him that he would work to the best advantage of all parties in the deal. Thanks Rainer for being professional and trusted.
