Real estate services in Bayern range from small neighbourhood agencies to national chains and property managers (Hausverwaltungen). For purchases the agent fee is typically split between buyer and seller and comes on top of the land transfer tax and notary costs, so ask for all fees in writing. Apartment buyers should read the recent owners' meeting minutes and check the reserve fund. For industrial and commercial premises, check zoning, utilities and access before signing anything.

Würzburg is in Bayern, in the south, the country's industrial powerhouse around Munich and Stuttgart with the Alps and the Black Forest on the doorstep; winters bring snow and the occasional warm Föhn wind, summers are the warmest in Germany, and living costs are the highest. Getting around Würzburg is easiest by U-Bahn, S-Bahn, tram and bus, all covered by the Deutschlandticket that is valid on local and regional transport across Bayern and beyond; parking in city centres is scarce and either paid or limited by Parkscheibe, so public transport or a bike is usually quicker than driving.

Alles in allem, absolut empfehlenswert!
