Property decisions carry more risk than most purchases, so read the contract carefully; for a purchase the notary (Notar) certifies it. German rental listings quote Kaltmiete (rent without utilities) and Warmmiete (rent plus Nebenkosten such as heating and water); the deposit (Kaution) is capped at three months' cold rent, and for rentals the landlord pays the agent under the Bestellerprinzip. Visit at different times of day to judge noise and light, and register your new address at the Bürgeramt (Anmeldung) after moving in.

Opening hours are published for 5 days a week. Typical hours are 8 am–6 pm. Note that it does not open on Saturday, Sunday. Hours in Germany do change around public holidays, and many businesses close for a day or two over Christmas and Easter, so a quick call before a special trip is sensible. The listed phone number is 0911 237750. Calling ahead is the norm in Germany for reservations and for confirming that a small business is open that day; e-mail or WhatsApp is the common alternative if you would rather write than speak. Nürnberg is in Bayern, in the south, the country's industrial powerhouse around Munich and Stuttgart with the Alps and the Black Forest on the doorstep; winters bring snow and the occasional warm Föhn wind, summers are the warmest in Germany, and living costs are the highest. Getting around Nürnberg is easiest by U-Bahn, S-Bahn, tram and bus, all covered by the Deutschlandticket that is valid on local and regional transport across Bayern and beyond; parking in city centres is scarce and either paid or limited by Parkscheibe, so public transport or a bike is usually quicker than driving.
